The Philosophy
Honeyridge is a private estate of individually owned parcels.
Each holding remains individual in landform and setting, yet is preserved as part of a larger whole.
The land is respected first.
Everything else follows.
The estate sits in the coffee country of Chikkamagaluru district, in the hills of Karnataka, at 3,800 feet above sea level. It is about five hours from Bengaluru by road, 242 km through Hassan and Belur. The coffee grows under native shade trees, as it has here for generations, with pepper on the trunks.

The Collection
A small number of parcels, each selected for its ecology, privacy and permanence.
Each parcel is distinct. Each holding is intentional.
One acre
A villa site within the coffee.
Its own survey number. Its own title.
Two acres
A villa site and a working holding.
Its own survey number. Its own title.
Four acres
A holding to be walked, not only seen.
Its own survey number. Its own title.

Estates begin from ₹1.4 Cr.
That is the entry price. It buys the parcel, its title pack, the fence, a water point, power, a villa site with its conversion path, and the management of the coffee.
Ownership is deliberately limited. This is not scale. It is selection.
What is included
- 01A 30-year encumbrance search, and boundaries matched to the survey.
- 02Checks against forest, eco-sensitive-area and land-grant records.
- 03A title opinion from counsel, handed to you.
- 04Perimeter fencing.
- 05Water and power to the parcel.
- 06A villa site, sold with its conversion path.
- 07Estate management. The coffee and pepper income from your parcel goes to you, the owner of that parcel. It is never pooled, and no return is promised.
Bank finance for eligible buyers is being arranged.
Who may buy
This is agricultural plantation land in Karnataka, open to residents of India. Non-resident Indians and overseas citizens of India cannot buy plantation land under the Foreign Exchange Management Act (FEMA). Nothing on this site is an offer, and nothing on it is a promise of returns.
Land & Ecology
Its contours follow water, slope and time.
Natural streams remain untouched. Native canopy is retained. Plantation systems evolve alongside forest growth.

What defines the land
- Natural water systems
- Protected contours
- Mature tree cover
- Ecological continuity
The land leads. Everything else follows.
The Estate
Walk it before you decide. These are the paths you will take.

Stewardship
Every parcel is governed by covenants designed to protect the whole, not just the individual.
The covenants are to run with the land through an owners’ association of the parcel holders. The form it takes is a matter for counsel, and it is being settled with them now.
These covenants ensure
- Privacy between holdings
- Ecological balance
- Architectural restraint
- Long-term land value
- Neighbouring integrity
This is stewardship, not speculation.

Estate Plan
Honeyridge is your home away from the world.
Density is controlled. Access, water and utilities are planned to support the land quietly, without altering its character. Each villa site is sold with its conversion path, so that a house can be built lawfully when you are ready, and not before.

Nothing is added without intent.
Nothing is built without belonging.
This is land intended to be held for decades.
Visiting
November to March is the season. The harvest comes in, and then the blossom.
Visits are by appointment and take most of a day: the drive up from Bengaluru, a walk through the parcels, and time to sit with the land before you leave.
Most people come twice. The first visit is to see the land. The second is to choose. You are welcome to both.

Enquiry
By invitation only.
Honeyridge is shared quietly with a small circle of owners who value land, legacy and restraint. Tell us a little about yourself, and when you might like to come and see it.
